Every day it sits empty, it is costing you money.

Most carpet shops are built around one family choosing one lounge over six weeks. That is no use when a tenant moves in on the first of the month. This is built the other way round.

What it costs

Carpet supplied and fitted, priced by property type

Not a starting-from figure, and not carpet-only with the fitting bolted on afterwards. Here is roughly where typical British properties land, so you have a budget before we have even been out.

Around 30 m²

One-bed flat

£570

Hall, lounge and bedroom. The standard city-centre or ex-local-authority one-bed, done in a morning.

Around 45 m²

Two-bed flat

£855

Hall, lounge and two bedrooms. Far and away the most common let we carpet — usually a single day, keys back the same evening.

Around 55 m² plus stairs

Two-bed terrace

£1,075

Adds a stair flight and a landing to the flat spec. Also covers most upper conversions and cottage flats.

Around 70 m² plus stairs

Three-bed semi

£1,360

The classic family let: lounge, three bedrooms, hall, stairs and landing. The workhorse job for most portfolios.

Around 85 m² plus stairs

Larger semi or detached

£1,645

Bigger rooms, and usually a dining room or a box room on top of the standard three-bed layout.

Around 100 m² plus stairs

Four-bed detached

£1,929

Whole-house specification for a family home, a new-build plot or a larger HMO. One shade throughout, no snagging.

Already know your metreage?

Carpeted area Supplied & fitted
20 m² £379.80
30 m² £569.70
40 m² £759.60
50 m² £949.50
60 m² £1,139.40
70 m² £1,329.30
80 m² £1,519.20
90 m² £1,709.10
100 m² £1,899.00

House figures include one flight of stairs; extra flights are £30 each. On jobs under 20 m² a £100 minimum fitting charge applies. Property estimates are based on the carpeted area of a typical property of that type, with kitchens and bathrooms excluded since they are rarely carpeted — yours will vary, and we confirm the exact figure once we have measured. Uplift and disposal of old flooring, door trimming and floor preparation are quoted separately. Carpet comes in 4m and 5m roll widths, so the metreage cut is usually a little more than the bare floor area.

Who this is built for

Property people who need it done properly, and need it done now

Landlords

Void turnarounds

Tenant out Friday, new tenant in for the first. We measure on the changeover, fit before check-in and hand the keys back clean. Fresh carpet also removes the single most common deposit dispute at the end of a tenancy.

Letting agents

Managed portfolios

Send the address, the access arrangement and the shade — we handle the rest and report back. One point of contact across every property on your books, and one consolidated invoice rather than a folder full of them.

Developers

New build and plot handover

Whole-house specification in a single shade across multiple plots, fitted to your programme as trades come off site. Neutral greys and taupes that photograph well and suit any buyer’s furniture.

Flippers

Refurbishment and resale

The cheapest square metre of visible improvement in the whole project. New carpet reads as a renovated house in photographs and at viewings, and it lands well inside the numbers on a flip.

HMO and student

Summer changeover

A brutally short window between one cohort leaving and the next arriving. We work to that window, room by room or the whole property in a day, weekends included if that is what the calendar demands.

Short lets

Serviced apartments and holiday lets

High footfall, constant turnover, guests who notice tired flooring in the review. Replace on a rolling schedule at a cost per property that does not frighten the spreadsheet.

Estate agents

Getting a property sale-ready

Buyers form a view in the first ten seconds. Recarpeting the hall, stairs and main rooms before photographs is the highest-return preparation a vendor can make — and we can be in and out before the shoot.

Social and care

Housing associations and supported living

Repeat, scheduled work across multiple units with proper paperwork, agreed rates and fitters who understand working around residents. Darker shades where wear and cleaning matter most.

Commercial

Offices, salons and studios

Light commercial spaces that need a clean, current finish without a contract-flooring budget. Work scheduled outside trading hours so you never lose a day of business.

Insurance

Reinstatement and escape of water

Fast replacement after a leak or flood, with clear itemised documentation for the claim and a schedule that fits around drying and remedial works.

Homeowners

A quick, affordable refresh

You do not need to be a landlord to use this. If a room simply needs to look new again before Christmas or before the in-laws arrive, this is the fastest and cheapest way to do it well. Prefer to take your time over it? Book a free home carpet measure instead.

Trade

Builders and contractors

Add carpet to the package without carrying the risk. We price per m², turn up when we say we will, and leave the site clean so your client signs off first time.

One flat before Friday, or forty plots

How we work

Built around your access problems, not our opening hours

You are not going to stand in an empty flat for three hours waiting on a fitter. Here is what we actually do to take the job off your desk.

  • We collect the keysFrom your office, your agent, a keysafe or the property itself. We measure, fit and return them — you never have to be there.
  • Samples come to youRather than sending photographs, we bring the physical swatches to the property, your office or the site so you can pick a shade against the actual walls and light.
  • We fit around tenanciesEarly starts before trades arrive, evenings after a business closes, weekends between check-out and check-in. Arranged in advance, not promised and missed.
  • Or just walk into the showroomTen minutes in Clydebank and the decision is made. See the full range, get your figure and book a date on the spot.
  • Named contact, straight answersYou deal with people, not a ticket queue. If something changes we ring you — and if we cannot hit a date, we say so before you have promised it to a tenant.
  • One clear invoiceCarpet, underlay, gripper, fitting and any extras itemised on a single bill, priced exactly as quoted. Multiple properties can be consolidated.

Shades shown are indicative on screen and will not match the carpet exactly — ask us to bring physical samples, or see the full range in the showroom, before committing to a whole property. Availability is confirmed at the point of order. Something heavier or more decorative in mind? Our full carpet ranges and wool carpets are worth a look, and we also fit laminate and vinyl flooring for kitchens and bathrooms.

Where we work

Landlord carpets fitted across Glasgow and the west of Scotland

Our showroom sits inside the Co-op Department Store in Clydebank, and our fitters work right across Glasgow, West Dunbartonshire, Renfrewshire, East Dunbartonshire and North Lanarkshire — the areas where most of the rental stock in the west actually sits.

Tenement flats in the city, ex-local-authority semis, new-build plots out towards Erskine and Bishopton, student lets in the west end: all of it is everyday work for us, and all of it is priced the same way.

Before you commit

The things landlords ask us

How quickly can you fit?

Most single-property jobs are measured and fitted within a week of the go-ahead, depending on the shade and the size of the job. If you are working to a check-in date, say so on the first call and we will build the schedule backwards from it — and tell you honestly if it cannot be done.

Do I need to be at the property?

No. We collect keys from you, your agent or a keysafe, measure, fit and return them. Plenty of our landlord customers never meet us at the property at all.

What does the price actually include?

Carpet, underlay and fitting labour, in one figure. Stairs are £30 a flight on top, and jobs under 20 m² carry a £100 minimum fitting charge. Lifting and disposing of old flooring, door trimming and floor preparation sit outside it, and we tell you what those cost before we start, not after.

How accurate are the property estimates?

They are a guide based on the carpeted area of a typical property of that type, so treat them as a budget rather than a quote. Once we have measured, the figure we give you in writing is the figure you pay.

Can you do multiple properties?

Yes, and it is where this works best. Send a list of addresses and access arrangements and we will schedule them, keep you updated as each one completes and consolidate the billing.

Will you work evenings or weekends?

By arrangement, yes. Changeovers rarely happen at convenient times, so early starts, evening fits and weekend appointments can all be booked in advance.

Do you cover my area?

We fit across Glasgow, West Dunbartonshire, Renfrewshire, East Dunbartonshire and North Lanarkshire, including Clydebank, Bearsden, Milngavie, Paisley, Renfrew, Erskine and Bishopton. If you are further out, ring us and we will tell you straight away rather than string you along.

Can I see the carpet before I commit?

Always. We will bring physical samples to the property or your office, or you can see the full range in the Clydebank showroom. We would rather you choose a shade in the right light than replace it in six months.

How hard-wearing is it?

Both ranges are durable twist pile carpets intended for residential use — a sensible, honest specification for rentals, refurbishments and quick refreshes. If a property takes exceptionally heavy traffic, tell us and we will point you at something heavier from the wider carpet range.

Last thing

Send us the address. We will do the rest.

A straight answer, a firm date and a price you can put in a budget today. We come back within two hours during opening times.
